Build the index around your transaction

Use this private working index to organize the documents your actual lawyer, lender or other adviser requests for an ordinary purchase in the Commonwealth of Dominica. Start with a nonsensitive property reference, your current stage and the issuer and date of each professional's checklist. The sample rows are starting categories you can adapt through the actual-request and notes fields.

The four statuses are separate records you enter yourself. Requested records a request; received records receipt; reviewed records the review you identify; accepted records the recipient and purpose you specify. Record who, what scope and when in the review note. Changing one status does not change another or establish authenticity, validity or completeness. Leave an unknown unconfirmed. Record a not-applicable reason and the professional role that confirmed it.

Use a nickname such as Property A to distinguish your notes. Avoid an owner’s name, exact address or other identifying details.

Every status begins as Unconfirmed. Requested, received, reviewed and accepted are separate records. Changing one never changes another. A received document is not automatically current, authentic, sufficient or accepted. A proposed not-applicable status remains unconfirmed until you record a professional reason and the role confirming it.

Entries stay in this page and are not uploaded or saved automatically. Download or print before leaving. Record roles and brief notes; avoid confidential documents, identity numbers and payment details. Clearing these fields does not guarantee removal from your browser’s history or device.

Ask which party and authority records apply

Ask your lawyer which information they need about the actual buyer, seller and any representative. Have them identify the evidence they want for those circumstances and who will assess it. Add each request in the index with its issuer, responsible role and next action. This organizer does not prescribe a standard estate, company or representation document pack.

Ask the intended recipient whether they require an original, a copy, particular certification or an execution arrangement. Retain the exact instruction and its date, including any question you still need answered. The website does not decide whether a document or signature meets that requirement.

If another person supplies material, record its stated source and the version received. Keep receiving, reviewing and accepting it distinct. Use the lawyer-selection guide to prepare a clear request for scope and responsibility before assuming someone has agreed to perform those checks.

Track property, finance and investigation requests

Use the illustrative rows to organize the requests that actually arise: information about the property and advertised interest; questions concerning title or survey records; intended-use or planning information; finance, valuation or insurance requests; investigation reports; and proposed transaction documents. Ask your advisers which categories apply and add the actual item and purpose. These categories are not an exhaustive list of mandatory purchase documents.

For each item, record the issuer, version or date, intended reviewer and outstanding question. Ask what the material is intended to address and what remains outside its scope. A status should help you locate the next task, rather than compress several different checks into a single tick.

Keep your chosen lender's actual checklist separately identifiable. The NBD credit checklist, retained as a source example, expressly allows for additional or alternative requests. Its publisher update date is not established here. Do not treat an example lender list as an answer about your loan, or construction-related material as applicable without confirmation from the recipient.

Keep versions, receipts and follow-up together

Keep the version your reviewer identifies, the relevant receipt or response and the person responsible for any outstanding action. Ask the recipient to explain what acceptance covers. Download or print useful notes before leaving; entries are not automatically saved. Manage downloaded and printed copies privately. Clearing fields cannot guarantee erasure from your browser or device.

Should I upload my passport or title here? This page has no document upload or submission service. Send requested sensitive material only through the relevant professional's independently verified appropriate channel.

What if names or areas differ? Retain both versions, record the difference and ask the relevant professional. Do not silently reconcile them in the checklist.

For the next step, prepare your lawyer-selection questions, investigate source-attributed lawyer records, or return to the buying roadmap.
