When choosing a property lawyer in the Commonwealth of Dominica, compare the work they would undertake, who they would represent, and what their written proposal includes. A directory can help you find names and public contact details. It does not establish current practising status, availability, suitability or independence for your purchase. Use this guide to prepare questions, record answers and identify what still needs checking.

Define the legal work you need

Start with a short description of your purchase in the Commonwealth of Dominica: the property, location, transaction stage and any offer, payment or signing deadline. Give the firm enough context to explain whether the work fits its practice.

Ask about the issues relevant to you: purchase documents and title, probate, disputes, nationality or residency circumstances, and mortgage requirements. Identify any citizenship-by-investment element separately. Ask which work the firm proposes to handle, what requires another professional and who would coordinate that work.

Published descriptions can help frame your questions. For example, Harris, Harris & Didier's services page lists title applications, conveyancing, mortgage work, and probate and wills. That is the firm's published description, checked on 5 November 2026; it does not establish current capacity or individual suitability.

Establish how the firm wants to receive private documents before sending them.

Check identity, standing and conflicts

Record both the firm's name and the individual proposed to handle your matter. Then seek a current, independent confirmation of that person’s authority to practise and any relevant restrictions. Save the authority, exact name, date and scope of the response; a biography is a different kind of evidence.

For an official inquiry starting point, the Government of Dominica directory publishes Registry/Supreme Court in Roseau and +1 767 266 3410, inspected on 5 November 2026. Ask: “Which authority can confirm this named lawyer’s current entitlement to practise, and how do I request that confirmation?” We have not tested this enquiry process or established which authority currently provides the check. Until you obtain confirmation, record “not yet checked.”

Our lawyer records identify the source behind each entry. The Companies and Intellectual Property Office publishes a lawyer list, while Invest Dominica publishes business entries, including Harris, Harris & Didier and Dyer & Dyer. We have inspected those listings; we have not established the current standing or availability of the people named in them.

The UK Foreign, Commonwealth & Development Office's Dominica service expressly describes its list as non-exhaustive and says it is not a recommendation. That statement belongs to that particular source. Each directory should be read with its own scope and limitations.

Ask a prospective lawyer: “Who would be your client in this transaction?” Explain whether the seller, agent, developer or lender suggested the firm, and ask what information it needs to check for conflicts. Request an explanation of any relationship that could affect the proposed engagement and how concerns would be handled. This guide does not decide whether any arrangement is legally permissible.

Leave unresolved checks visibly open in your comparison. A missing answer is a reason for a follow-up question, not evidence that a lawyer is unsuitable.

Compare written engagement and fee scope

Request a written proposal that describes the work, exclusions and person responsible. Compare proposals against the same transaction description so you can see whether the firms are quoting for the same tasks. If a proposal says only “legal fees”, ask the firm to mark your task list as included, excluded or to be confirmed. That gives you something concrete to compare before considering the total.

Ask whether the legal fee is fixed, estimated, hourly or calculated on another stated basis. Request the currency, any applicable taxes, payment stages and the circumstances that could change the amount. Ask how additional work would be explained and agreed. This guide does not supply a standard fee or percentage.

Keep the firm's own charges separate from amounts it expects to pay to others, often described as disbursements. Ask for those items individually and whether each figure is confirmed or estimated. If a charge is described as statutory or mandatory, ask for its basis and current amount. Put unresolved costs beside the quote rather than treating them as included.

Discuss any money the firm proposes to receive for the transaction: its purpose, recipient, where and how it would be held, release conditions and the record you would receive. Ask how to verify payment instructions directly with the firm. We have not verified local client-money rules or any particular firm's arrangements; no insurance, escrow or reimbursement protection is promised here.

Agree how updates, questions and changes to instructions would be handled. Ask what documents and account of the work you would receive at the end. Use the worksheet to keep written answers and remaining questions together.

Use the engagement-comparison worksheet to record the same seven checks for two options.

Check the fit for lender and remote requirements

If you are borrowing, ask your chosen lender what requirements apply to your proposed lawyer and transaction. Ask the lawyer to explain their proposed role alongside the lender's requirements. Keep the lender's answer separate from your professional-status check and your agreement about representation. Record who supplied each answer and when.

For a purchase managed from abroad, explain where you will be when documents need signing. Ask which steps the firm expects to handle remotely, which might require your presence, and what witnessing, certification or authority documents it would need. Name who will confirm the applicable signing and witnessing requirements. If a power of attorney is proposed, request advice about its scope and requirements before relying on it. This guide does not establish which remote arrangements are legally valid.

Agree a practical communication plan: your contact person, preferred channel, time zone and how you will learn about a deadline or a delay. Ask which milestones will prompt an update, how to obtain copies of documents and whom to contact if a reply or deadline is missed. If travel depends on a document being ready, ask how that readiness will be confirmed. Treat any proposed timetable as something to clarify for your matter, rather than a promise supplied by this website.

Compare the answers and decide what still needs checking

Compare written answers against your needs and follow up on the gaps that matter. Keep source dates with your notes. Awards, testimonials and a citizenship-by-investment listing do not, by themselves, answer your questions about a proposed property engagement. These records are starting points for enquiries, not a ranked shortlist.

Is a bank-panel lawyer automatically my lawyer?

A panel listing alone is not confirmation of your engagement. Ask the firm and lender who the proposed client is, whose interests the lawyer would represent and what your own engagement would cover. Treat panel acceptance and your engagement as separate questions; this guide does not determine the client relationship or applicable conflict rules.

Does appearing in a government directory mean a lawyer is currently available or endorsed?

No such assurance follows from the entries we have inspected. Read each with its stated purpose and date: the FCDO disclaims recommendations, while our CIPO and Invest Dominica observations establish the published information, not current standing or capacity. Ask the firm about availability and services, and establish an appropriate route for any professional-status check.

Put the questions to work

Compare two engagements

Use the same questions for each option. Record the source and date of an answer, and leave unknowns visible. This is your worksheet, not an application or an inquiry to a firm.

Entries stay in this page and are not sent to us or a lawyer. They are not saved automatically; download or print before leaving. Avoid including confidential documents, payment details or sensitive case information.
